Digital Realty Trust is a real estate investment trust that owns, develops and operates data centres worldwide. Its facilities offer colocation (renting out server space and racks), interconnection services, and larger wholesale deployments, all accessed through its PlatformDIGITAL platform, which also provides connectivity tools such as cross connects, Metro Connect and ServiceFabric for linking customers to networks, clouds and partners.

Customers include cloud and IT service providers, network and communications firms, financial institutions, content and social-media companies, and enterprises across sectors such as manufacturing, energy, gaming and life sciences. Revenue comes mainly from leasing data centre space and power capacity, plus interconnection and related service fees; the company reports over 5,000 customers, with its largest accounting for about 11.7% of annualised recurring revenue.

As at 31 December 2025, the portfolio comprised 310 data centres across more than 30 countries on six continents, including sites in the United States, Europe, Latin America, Africa, Asia, Australia and Canada. In 2022 it acquired a majority stake in Teraco, South Africa's largest interconnected data centre platform. The business operates through its operating partnership structure, with properties held both wholly and through unconsolidated joint ventures.
