C+ Fundamentals grade

American Tower is a global real estate investment trust that owns, operates and develops multitenant communications real estate. Its core activity is leasing space on communications sites—towers it owns or holds under long-term lease arrangements, plus distributed antenna system networks—to wireless carriers, radio and television broadcasters, wireless data providers, government agencies, municipalities and others. In the United States it also provides tower-related services such as site applications, zoning and permitting, structural and mount analyses, and construction management. It holds a portfolio of interconnected data centre facilities as well.

Revenue comes mainly from tenant leases, which typically run for five to ten years with periodic rent escalations; in many international markets tenants also reimburse costs such as ground rent, power and fuel. Its customers include tenants, licensees and other payers, with major carriers such as AT&T, T-Mobile, Verizon, Airtel, MTN and Telefónica.

The company reports in six segments: U.S. & Canada, Africa & APAC, Europe and Latin America property, plus Data Centers and Services. As of December 2025 it held 149,686 communications sites worldwide and 30 data centre facilities across eleven US markets.
