Our note on each quarter Prologis files

10-Q filed October 28: Prologis

Model value +16.1%

Prologis reported revenue of $9.36bn for the twelve months to September 2026, up 7.2% on the prior year. That growth rate was little changed from the previous quarter, suggesting the pace of expansion has steadied rather than accelerated. Our model value for the shares has moved up, from $100 to $117, reflecting the stronger top line. Even so, the stock trades at $128, above the top of that revised range. On these figures, the market appears to be pricing in more than the current numbers justify, leaving the shares looking expensive relative to our estimate of fair value.
